Roofing Cost—London, Ontario, Canada
You might be able to get away with buying cheap shoes, a knockoff briefcase, or maybe a dollar store-brand umbrella.
But when it comes to roofing what are the costs you’re willing to pay?
And how can you spot the difference between how much a quality roof costs and how much a sub-standard roof costs?
Read on to discover how much asphalt roofing costs in Canada and how much metal roofing costs PLUS the costs you’re paying without meaning to.
Getting it done right the first time is important when it comes to structural elements of your home.
A poorly installed roof can have the following problems:
- shingles blowing off within the first few years
- shingles improperly nailed down and lifting in the wind
- water directed to areas where it will leak
- unsightly cuts on corner and peaks
- covering ventilation which leads to attic mould growth
- improper seals around roof venting & skylights which leak
- companies unwilling to repair their work or return your calls
In over 25+ years of business we’ve seen all these reasons and more on customers’ homes costing them time, money and stress.
After offering asphalt services for many years, we knew we needed a more permanent solution for roofing in London & area.
Though manufacturers promise “lifetime shingles” we weren’t seeing roofs last that long. On average a homeowner can expect 12-16 years out of an asphalt roof in Southern Ontario. Less if that roof is the poor quality 3 tab shingle or builder grade – on those we usually only see 10 years. That number of years also goes down if you live in a spot that receives high winds, more severe rain or snow, or baking sun.
In 2021, we made the switch to only installing metal roofing. It makes sense of us and it makes sense of our customers as it’s often the last roof they need to put on their home. Metal roofing costs more than asphalt roofing upfront, but it lasts 3-5X longer.
Let’s break that down:
As of right now you can expect roofing to cost about $8,000 for a quality asphalt shingle on a 2000 sq. foot home.
If you were to stay in your home for the next 50 years here’s what you’d pay for asphalt roofing. The first year, asphalt roof costs about $8,000 for a quality shingle and a reputable company to install it that comes with all the usual warranties.
After 15 good years, you’d likely need a replacement at which point asphalt roofing prices will have increased to a little over $11,000 at least. That trend continues all the way up until your 50th year.
In total you’ll have paid a whopping $62,898 in roofing costs!
What about for metal roofing? It does cost more upfront – but how much more? And how much will it save you compared to the above roofing cost scenario?
Right now we’re installing good quality Canadian-Made metal roofing, on a 2000 sq. foot for about $16,000.
So in 15 years when other people have to install a new roof your roofing costs = $0.
That’s even the benefits a metal roof on top of that like :
- Reducing air conditioning bills in the summer due to heat reflection
- Fire Resistance
- Wind Resistance
- Up to 60% of the investment back if you do sell your home
- Metal can be recycled at the end of its life instead of sending 2 tonnes of asphalt to a landfill
A metal roof pays for itself and just makes sense when you are staying in your home. Overall a metal roof can save you $6,000 to $47,000.
